Do you have strollers at the villa, and what kind?

Yes, but as you can imagine, we are constantly replacing strollers as they get used almost daily at the theme parks!  We always stock at least three strollers at each villa; two heavier duty strollers (one heavy duty single and one heavy duty double) and a lighter stroller, too.  They will have canopy umbrellas with baskets underneath. Each home also has a pack-n-play AND a crib (at Jabba’s Hut, it’s a wooden, portable crib; at Frozen in Florida, it’s a full-sized crib).  Both homes each have three high chairs, as well. Our baby supplies are constantly renewed, but here is an example:

Are hairdryers/ironing board & iron/beach towels/beach chairs/pool toys available for our use at the villa?

Yes!  Each bathroom has a hairdryer; an ironing board and iron are located in the laundry room; pool towels may be used at the beach (please bring them back to the villa and wash them); the villas each have 4 beach chairs to pack with you for relaxing on the sand (please bring them back); pool toys, baby floats, and toddler-sized life jackets are stored by the pool for your use, as well.

Can we check-in early/check-out late?

Check-in is after 4pm, and check-out is by 10am.  If you’re certain you will need an earlier check-in, consider reserving the night before or after your stay to ensure it’s yours when you need it.  Otherwise, we always offer FREE early check-in or FREE late check-out IF IT’S CONVENIENTLY AVAILABLE. If we are changing the villa for another guest on the same day, we cannot ever offer later or earlier time changes, as the housekeeping crew will need the full 6 hours between groups of guests to make the house sparkle again.  Periodically, although the property is not changing the same day, we are using that free day for handyman projects, carpet cleanings, painting, and other maintenance issues, and still the property won’t be ready to receive guests past the stated time.  To request a late check-out or early check-in, please message the owners as the time nears for your stay (a week or so in advance).

What do we do to pass time if we can’t check in/out at our ideal time? 

If you only have an hour or two, perhaps gathering your groceries before check-in is a good use of time.  A longer day is well spent at the beach or at Disney Springs, both of which are FREE, so you need not feel that an expensive day at the parks has only been partially used.  Disney Springs is an outdoor mall—Disney style, on Disney property.  With kids, we spent the most time at the “Marketplace” section (Lime parking garage), where there is a small water splash pad, great restaurants (“T-Rex” and “Rainforest Café” are both themed animal restaurants kids love) plus “Ghiradelli” chocolate shop offers small chocolate samples as well as ice creams, “World of Disney” store has everything Disney for sale, Disney’s “Toy Box” shop is a great hands-on experience where kids can craft their own Disney Potato Head characters (Star Wars, Princess, Mickey/Minnie, etc, etc) and buy them or not, and the “Lego” store has more hands-on experiences for kids to craft their own Lego creations or minifigures to buy or not.  There is also a Disney Arcade (which does cost money) and a movie theater.  Disney Springs is about 15 minutes from the villa.

Could I get housekeeping services during my stay? 

Absolutely, at your own expense.  Our housekeepers will want to clean the property on a day you are away, however, so please schedule a day that you will be gone for about 6 or more hours.  A full clean of the villa includes laundering sheets and towels, making up beds, scrubbing bathrooms, the kitchen, and floors.  A full clean is $200 for either home.  Partial cleans without laundering sheets and towels are available for $150.  This is our cost; we forward 100% of the payment for cleans to the housekeepers.

What disposable supplies can we expect when we arrive?

To get your group started, you will find one roll of toilet paper at each toilet, and one bottle of hand soap in each bathroom; each garbage has one garbage bag; the kitchen has coffee filters.  We have stocked the villa with all the non-disposable things you might need while on your getaway, but simply do not have adequate space to stock the villa with disposable supplies for weekly groups of up to 25 guests!  Therefore, when you do your grocery shopping in Kissimmee, please be prepared to purchase items such as more toilet paper, hair shampoo & conditioner, bath soap, paper towels, large kitchen garbage bags, dishwashing detergent/packets, and laundry detergent/packets.  Some other items you may or may not use regularly include paper plates or cups, Ziploc baggies, tinfoil, plastic wrap, etc.

Can you send me the WIFI password?

For the security of all our guests, we keep the password inside the property, in our guestbook, so you will have it as soon as you check in!

Can I add or delete guests from the list on the rental agreement I have already submitted?

Yes, before the stay.  You will need to submit another rental agreement to add guests to the list, but not to delete guests from the list.  In either case, please call the owners and we will explain the process.  Without approval AND extra expense, YOU MAY NOT ADD MORE GUESTS THAN THE STATED LIMITS OF 22 GUESTS AT “Jabba’s Hut” and 24 GUESTS AT “Frozen in Florida”.

Where is the nearest grocery shopping/restaurants, etc?

You will find a binder inside the villa that will offer some addresses and a simple map to locate these services and more.  Less than half a mile away, is a new Wal-Mart, at 2855 N Old Lake Wilson Rd, Kissimmee, FL 34747.  You can order groceries online at Walmart.com and pick them up when it’s convenient for you at this location!  It’s even on the way to Disney!

Another conveniently located grocery store, called “Marketplace,” by Winn Dixie, is very nearby at the corner of Highway 192 and Formosa Gardens Blvd.  The pricing at “Marketplace” reflects its proximity to Disney World.

There are 3 Publix stores within about 10 minutes drive of the villa, both east and west on Highway 192.  For the more affordable options, SuperTarget (on Highway 192) and Wal-Mart (Cagan’s Crossing in Clermont at Highway 27) are each about 15-20 minutes drive, respectively, from the villa.  A Sam’s Club is located about 20 minutes away, and a Costco is about 35 minutes from the villa.

What sorts of problems might jeopardize our $500 REFUNDABLE damage deposit? 

Damage that is excessive of normal wear and tear, or theft.  It is only about twice per year per villa that we withhold anything from the damage deposit, but it is typically for major breakages of an appliance or piece of furniture, excessive mess and trash that our housekeepers will charge us extra to clean up, or missing or broken valuables.  We find that most guests take better care of this property than they might take care of their own homes!  We expect the villa to be left in broom-clean condition (mopping and scrubbing are not necessary, but toys and dress-ups need to be put away in their proper homes, dishes cleaned and put away, sheets stripped from the beds, and we always appreciate if you can start one load of laundry as you are heading out, to give the housekeepers a head start).

When will I receive my refund for my damage deposit?

In almost all cases, the damage deposit is refunded within two weeks.  Rare exceptions are typically when some or all of the damage deposit must be withheld until damages are fixed and paid for, until the dollar amount to withhold is known.

How will we gain access to the property?

You will receive an informational check-in email about 1-2 weeks before your stay, which will include a custom 4-digit code for your entry through a keypad lock at the front door.  You will check yourselves in and out of the villa.

When will I receive my informational check-in email? 

About 1-2 weeks before your scheduled stay, you will receive an email with all the information you will need to check yourselves in at the villa—front door keypad code, ADT security system code, and the contact information for our local property managers (the owner’s parents live very near the villa, and manage the property).

Will the pool be heated when we arrive?  How warm in the winter? Can we change the temperature?

Yes, the pool is always heated to a comfortable temperature (as low as 85 to 87 in the summer, and as high as 92 or 93 in the winter).  If you want the temperature changed, lowering the temperature is never a problem, but please contact the owners first, as sometimes there is particular reason the pool heating cannot be raised.

What is the Best Way to get to the villa? 

Once you have made your first payment, you will receive the address for the luxury playhouse you have reserved.  To/from the Orlando (MCO) airport, we strongly recommend using the 417 toll road, as it is never congested with traffic.  Another way to/from the airport is from 528 to I-4, but I-4 tends to become unpredictably congested at odd hours (never a fun experience if you know you might miss a flight).  Be sure to bring about $6 cash to get from the airport to the villa (and another $6 for when you travel back to the airport), and quarters are especially helpful at the Celebration exit that is not manned by a human and accepts change only.

How far is the villa from the Airport?

If you take the 417 toll road, it’s about a 25 minute drive to Orlando (MCO).   While the 417 toll drive is a snap, airport TSA at Orlando airport is a disaster most of the time (especially for the Southwest Airlines terminal).  Sometimes the TSA line can take as long as an hour!  Plan on at least 30 minutes through TSA.

The drive to Sanford International Airport is about an hour, and involves about $15 of tolls (one-way, so be prepared)!

  • Disney Maingate West Entrance: 2 miles/ 5 minutes
  • Disney Parks (Magic Kingdom, Epcot, Hollywood, Animal Kingdom): 5-10 minutes
  • Disney Springs (formerly downtown Disney): 15 minutes
  • Sea World: 15-20 minutes
  • Universal Studios: 20-25 minutes
  • Legoland: 45 minutes
  • NASA: 1 hr
  • Beaches: 1 hr 10 minutes (Atlantic–Daytona, Cocoa, or Ormond) to 1 hr 30 minutes (Gulf side by Tampa–Clearwater or Sand Key)
    • Atlantic…Ormond Beach, 1 hour 10 minutes; our favorite FREE services (parking, snacks for sale, clean and big bathrooms, splash pad, and shaded playground!  Atlantic side of the ocean has the gorgeous big ocean waves!  (see “Insider Tips” for specific beaches)<li>
    • Gulf side…Sand Key Beach at Clearwater, 1 hr 30 minutes (but be sure to NOT drive to/from during commuter traffic through Tampa, or it takes 2 hours); our favorite quiet beach for slightly warmer water, safer wading into the ocean for small children (no strong waves), soft squishy sand, collecting seashells, and umbrella rental!

How many days do we need for this trip?

That depends on the ages of your kids, how many parks you want to see, whether this is a one-time trip or not, how much it cost you to arrive in Orlando, and how crowded the parks will be during your time frame…See a detailed answer for this question in our “Insider Tips” link!

How far in advance should we be sure to reserve our dates?

Most likely you will want to reserve the villa long before airplane availability shows up online.  If your dates are fixed and exact, we recommend reserving more than a year in advance, and especially for busier seasons (holidays & summers) and/or stays that are longer than one week.  Also, larger groups typically need more time to coordinate work and school schedules.  A smaller group or those reserving a shorter stay (2-4 nights) with flexible dates may be able to snag a deal by booking a last minute available gap between other set reservations in our calendars.

Where can I find discount passes for Disney?

There are not many good discount options for most travelers to Disney parks.  Military discounts may be available for active or retired military personnel through Disney; Florida residents can save by showing their Florida ID or proof of residency; www.undercovertourist.com may save anyone $10-$15 per pass by purchasing in advance online; Guests who live in Europe may find better prices to Disney by buying in Europe.  Certainly, the more days purchased on a pass to Disney, the cheaper each day becomes (a 10 day pass is only about $70 more than a 5 day pass to Disney)!  Passes allow travelers to avoid what we call “marathon days” at Disney—14 to 16 hour days at the parks for 5 days in a row is not enjoyable for most guests.  Several hours each day for 10 separate days at Disney, with time at the villa to play and swim or head to the beach, might be preferable.  See our “insider tips” link for more explanation.

Do you have a Christmas tree for us during the holidays?

Of course!  Both homes will have a beautifully decorated 9 ft Christmas tree in the vaulted main living area, from just after Thanksgiving until after the New Year.  Both homes also have several stockings hung on a wall (Jabba’s Hut) or over the faux fireplace in Harry Potter’s media room (Frozen in Florida) during the holidays.  Your group may need to supplement and bring more stockings if you’re staying on Christmas Eve!

What memorable activities do you recommend we do as a group of friends or family during our stay?

We have found that the best memories are created at the villa, so be sure to plan some “down” time for kids to play together, adults to talk together, and maybe a fun activity.

Some of our favorite family memories:

  • Costume contest (yes, there are costumes even for adults)! We have wigs, helmets, weapons, shoes, and accessories for many of the costumes!!!  Each participant wins a small treat with a unique title (most creative, most authentic, cutest, scariest, prettiest, most manly, etc, etc)  Memories that grandpa or grandma dressed up, too, are always the kids’ favorite of the whole trip!!!
  • Swimming/Pool games like “Marco Polo”, lap swimming/belly flop/rescuing diving sticks contests, “Sharks & Minnows”, etc.
  • Wildlife Tour around the villa or to the neighborhood pond on Star Lake View road, watching for wild bunnies, ducks, 4ft tall sand cranes, geckos, frogs, and turtles!
  • Disney breakfast with all 4 Disney wafflemakers & Star Wars toaster on Disney kids’ plastic dinnerware
  • Family Christmas card photo, with everyone in the family dressed as a specific theme: All characters from Star Wars, Harry Potter, etc.
  • Watch a 3D movie together (At “Frozen in Florida” villa, don’t forget to turn on the Harry Potter floating candles during your show!)
  • Put the kids to bed, and have an adult soak in the hot tub with your favorite drinks and no interruptions!
  • Play video games that everyone can participate in (Singstar Karaoke, Just Dance, Disney Infinity, etc.)
  • Family board games Tournament (Risk, Clue, Monopoly, Memory, Chess, puzzles)
